How to Sell Your Property: Top 5 Tips

You have spent a lot of time at home in the last year, and you are ready for a change of scenery. You want to sell your home, but you are not exactly sure how to go about doing it. Fortunately, 2021 is a seller’s market. There are five tips recommended by Onsite Property Management to make sure that your home is one of the first to be sold.

1. Find the Right Realtor

Many home buyers and sellers nowadays will use a digital realtor to buy and sell their homes. However, not all digital realtors are alike. If you are looking to sell property in the Bay Area, you will want to find a realtor who has years of experience selling real estate in San Francisco.

A good realtor should be active in their professional community. Ask if they are a member of any professional organizations. It is always a good sign if they have a blog, Vlog, or YouTube channel on which they discuss real estate.

2. Hire a Photographer

Although it may seem like an unnecessary expense, a professional photographer can do wonders for your home’s sales potential. They will have the skills and professional equipment that will make your home look fabulous. Be sure to have them photograph every room in your house. Have them take several exterior shots so that you can change them out and see which look gets you the most responses.

3. Let the Buyer See Themselves Living in the Home

When people live in a home for a long time, they will cover the walls with pictures of their friends and family and arrange the furniture in a way that is aesthetically pleasing and comfortable for them. Unfortunately, when a person looks at home, they want to envision their own pictures and furniture in each room.

According to Realtor Spencer Hsu, you should take down the majority of your own photographs and artwork before you start showing your home to strangers. You should get rid of any clutter that you have been storing, and you should paint the walls. The newer and shinier your home looks, the better.

4. Staging Your Home

Showing your home is a little like going out on a first date. You want to accentuate the positive elements of your home and downplay anything that might look a bit shabby or come across as unnecessary baggage.

If you have bay windows, move the furniture out of the way and let the sunshine in. You should remove bulky furniture and repair any eye-catching dents or cracks in the plaster.  You should also put away any tools or equipment and neatly organize your garage.

5. Do Something Special for Your Visitors

Nothing perks up a Sunday morning house viewing like free coffee and donuts. If you have showings in the evening, you may want to put out some wine and cheese. It never hurts to have a potential buyer feeling full and happy when they leave your home.

Selling a home can be just as stressful as moving into a new one. However, if you take the right steps, you should sell your house in a few months without having to compromise on the price.
